Project Elements:
Over 1,100 residential units and over 50,000 sf of office space, including a 22-acre elementary school site, childcare facility and community core area, with tennis courts, swimming pool, club house, sitting and artwork areas. The project required over a mile of widening on Route 659 – Gum Spring Road.
Engineering Tasks:
Land planning, preliminary plat, site and subdivision plans, project-wide stormwater management and low impact development measures, floodplain alterations, landscape plans, record plats.

Initial planning began in 1999 with rezoning approved in late 2005. The project is phased. Section 1 consists of 198 single family detached units and proposes approximately eight storm water management ponds; Section 2 consists of 128 attached units and one additional pond.
